Governing Documents UPLOADED (posted 12/07/2011)
The Board is pleased to announce that the petition to approve the Governing Documents was granted by the court on July 21st. The approval is for the amended CC&R's and Bylaws which were both updated to conform to California law. Also approved was the provision for a 15% rental restriction, which equates to 66 homes maximum that can be rented. Carriage Hills currently has 40 homes (9%) that are listed as rentals. This significant accomplishment is a result of two years of diligence and hard work on the part of the Board of Directors. The new documents are available for review on the General Documents page.
MANAGEMENT COMPANY HAS A NEW ADDRESS (posted 10/08/2011)

Board Appoints New Director(posted 08/15/2011)
The Board is pleased to announce that a new Director has been appointed. After conducting I interviews with three owners, the Board appointed Shams Naqvi to the Board of Directors at the June 21st open meeting. We WELCOME Shams and look forward to working with him on behalf of the Carriage Hills Community.
Creation of City Council Liaison Role(posted 08/15/2011)
At the July meeting, the Board approved the creation of a liaison with the Richmond City Council in order to further promote the interests of Carriage Hills. Director Shams Naqvi has volunteered to be the liaison with the City Council and will help advance issues that are important to our neighborhood.
Neighborhood Coordinating Council(posted 08/15/2011)
Carriage Hills is fortunate to have Director Marvin Yudenfreund participating with the Richmond Neighborhood Coordinating Council. The purpose of this council is, in part, to provide a forum through which representatives from Neighborhood Councils can exchange or pool ideas on Community issues and help to solve neighborhood problems. Marvin collects detailed information and provides a report about the Neighborhood Coordinating Council to the Board at each meeting.
Carbon Monoxide Detectors Required by Law
As you may know, the California Carbon Monoxide Poisoning Prevention Act of 2010 (California Health & Safety Code SS 13260 et seq.) is now law. The law requires carbon monoxide detectors to be installed in every “dwelling unit intended for human occupancy”. This applies to any unit that has appliances such as a natural gas stove, natural gas heater, a fireplace or an attached garage. Carbon monoxide detectors must be installed in existing single-family homes no later than July 1, 2011 to be in compliance with the law. New homes were required to have these installed beginning January 1, 2011. Other types of dwellings, such as condominiums, townhomes, duplexes and similar residences, are required to comply no later than January 1, 2013.
Carbon monoxide is incredibly dangerous and potentially deadly. Complying with this new law can save your life or the lives of members of your family. If you haven’t obtained carbon monoxide detectors for your home yet, you are encouraged to do so immediately. You can purchase carbon monoxide detectors at a wide variety of hardware stores or online. Not only will you be in compliance with the law but you and your family will also have a warning should this odorless, colorless, harmful gas accumulate in your home.
